I am not sure why someone would pay the premium on craigslist when they can buy them cheaper as an REO.We have predominately bought REO's, rehabbed them, and held for rentals.We successfully completed one rehab and resell to an end user and are making an offer today on potential rehab #2

I am learning and haven't even made my 1st deal yet but Im doing my home work and getting prepared.I was wondering about business and credit and was going to start 2 LLC's in the up coming months.I remember reading a book about a professor at a university who held a class for students interested in business and real estate and was teaching these 18-22 year olds how to achieve a million dollars in credit and actually have cash flow (money in there pockets) of $200 a month or more with $200 start up money.

The problem is many sellers are concerned with the idea of deeding over their property before the closing, because they are afraid of being left without the ownership while still holding the note.My idea to hopefully relieve the sellers of some of their concerns is to have the sellers sign a deed to the land trust and then have another deed that is held in escrow with a lawyer of title company that deeds the property back from the land trust to the seller if something were to go wrong.
