Just because the IRS says you can depreciate carpet over 5 yrs doesn't mean the life of your carpet is only 5 years.

Just talked with our local Multi-Family Housing council hotline in Portland, Oregon and he said the courts here support prorating carpet over 7 years.But, he says if there is pet damage you are entitled to have the carpet replaced 100%, no prorating.

I have emailed the owner/agent asking questions and she has always responded within 15 minutes (not sure if shes just prompt or motivated) The seller said they put new tile and carpet in each unit.

Your balloon note can roll into a purchase, you could foreclose, you could have a deed-in-lieu in escrow if the loan was not paid off, things can get messy but not dangerous.Before you contract you need to know if you can get a loan, get pre-qualified before looking at properties.
