7 year carpet and a curious quirk
Just talked with our local Multi-Family Housing council hotline in Portland, Oregon and he said the courts here support prorating carpet over 7 years.
But, he says if there is pet damage you are entitled to have the carpet replaced 100%, no prorating. He says the court supports that claim. Interesting.
If you have a council like this in your city I'd suggest joining. I have a vacancy coming up and he is sending me updates.
If 7 yrs works here don't see why you couldn't try it.

Ah, Portland. So with it. I'm guessing the pet damage replacement precedent might come from cases where the tenant was in violation of a no-pet policy in the lease. When pets are allowed in the lease, there really should be a clearly stated description in the lease of what constitutes pet damage. And as large as legally allowable pet deposit. I love pets and love my pets and HATE pet damage.
