Some of the surrounding towns can be ok depending on how you want to run your business; what kind of tenants you want to manage, and what kind of product you produce will determine your success.

I suppose you could deny the request to extend the loan and cancel the sale but obviously that would be counter productive.

There is not one person in  this business in the mid west or out east that has not had this happen to them.. stealing condenser units is a sport in those areas just look at the product and you will see the units are caged..

Leave some meat on bone for buyer- as the spread would be great for you.Not a big fan of seller financing with major repairs needed unless you have money to pay for repairs- lots of variables here.Good luck but this looks like a fix, refi and hold- as long as you can cash flow.
