Doing property management and investing in every corner of the city and suburbs you learn a lot about each area.  

Also, make sure to factor in vacancy, HOA (if applicable), and management in the underwriting at the least.

I don't have any padsplit though for reasons I'll tell.You will be mostly wrong assuming padsplit is lower effort, hours / week managing vs airbnb.   

Those reasons are:Owner decides to demolish the property, convert the use to non-residential, or convert to a STRDecide to make substantial repairs or renovations.

I am not planning on driving the routes - would need to have a manager & dispatcher while having trucks and drivers actually drive the routes and deliver packages.The businesses seem to be quite strong cash-flow-wise but I'm not sure if it's a good idea to get into this business.Would appreciate any feedback on this.Thanks.

Make sure you decide to concentrate the one you planning to do. 

In today's world, unless you are looking for a job to manage the investment, there is no reason not to look to a state that is more landlord friendly.
