I don't want to speak for him, but I think their business model may fit what you are doing.I think your refi will be at 75% for 1-4 and 70% 6-10.  

I've read that this provider is pretty good but what I am seeing is not speaking well unless I am missing something here.

I usually drive to the mailing address (if possible) and speak to the owner face to face.

The son who the property was left to has done nothing to claim the property so after speaking with him, he spoke to a lawyer who said it would be a month to get it transferred into his name.The problem is the property is tax delinquent and is scheduled to be auctioned off next week.
