If I want to use the STR tax loophole, would living in a different state affect the advantage of the so called STR tax loophole, as long as I remain active in managing the property and fulfill the other requirements?

Is that a reasonable request and how long would the transaction be delayed?

I bought a property "cash" last year with a HELOC...it gets counted in those stats but it was bought with debt.

Cash flow, long-term appreciation?

The last one I purchased was right at the peak in March of 2022 and when rates started to rise.
