Right now we are comparing each location and making connections out there. 

Look at listed propeties, open houses, FSBO, Wholesale deals, at location auctions, other investors properties etc.

And also how much I should anticipate to pay - house is 2 bedroom 1100 sq ft and located in NY.Would appreciate any advice! 

The company I work for is located in Northern Colorado (Fort Collins to be exact).

If the property is located in one of the R-1 zones the likelihood of getting up zoned to R2, RMF RMU or even CB are rather slim.

So I shot for lower profit margins and was willing to be a little less picky on the property and it's location.
