Check local rental listings to see what other SFH rentals are including or not including, and/or call the number & ask.Also, check with the utility companies to see if they offer a "landlord" account system, so if/when utilities are disconnected the service & billing roll back over to you.

They help screen guests, check the guest in and welcome them to the property, provide good customer service and will clean or oversee cleaning between turn-overs.

That should help the price of your dirt increase over time.For tenants, I like to look for things like services, restaurants or entertainment that are more 'internet resistant'.

Also be aware that if the property manager works with those contractors they may charge a service fee on top of whatever the cost is.

There is a time and place to use services like that, but I don't think drafting operating agreements is it since it should be personalized to you and your situation.There are a few things that I think should be in the operating agreement:1) How do you determine how much to take out in distributions?
