Does the contractor who was hired to repair it have any recollection or notes, like emergency visit, no heat?

I currently have no plans to change the mortgage at all and would like to keep my current payment and rate as is. 

However, the fam member installing them for me is only a licensed HVAC contractor in FL so he's been unable to buy the units at the regular retailers that would regularly sell it to him (like Bryant, Johnstone Supply, etc).  

We work with both of those companies and others like them all the time.

Also curious how others navigate our short term rental laws (seems like many property owners are advertising for periods shorter than the 14 day minimum) Also curious if many owners are actually paying hotel taxes to the county or waiting for more clarity on the law

Dealpath seems like it could be a great fit if we scale as projected over the next 3 years, but I want to make sure we're choosing the best tool for our needs.Ideally, we're looking for software that allows us to integrate our existing Excel models and helps with deal organization and KPI tracking.

I enjoy remodeling and updating projects and would like to create another source of revenue from my 9-5.
