Coincidentally, I just did a 60 Day Notice to Change a Rental agreement for a property I recently purchased and tenants I inherited who were on a M2M.As in your case, the rents were significantly lower than the market and since I was going to increase it by more than 10%, CA requires a 60 day notice instead of a 30.As you mention that a vacancy wouldn't be a problem, my suggestion is to either talk to them in person if possible (I would have done that if the property wasn't so far) or send an email with the notice attached.
