I know right.. look who is talking.I get a THOUSAND calls a day from wholesalers that say "Hey I am an investor and I get sooo many off market deals, what is your criteria in case I can not use these leads".

He is the authority when it comes to the Residential Assisted Living Business. 

This leads me to think that in order for this to work I need to find a property in a pretty bad condition for a pretty sweet deal.

Really bad PMs in my area are a great source of leads.
