A little bit of background, I’m 26 years old wIth no kIds or wife, I currently live in Houston wIth my family and we just bought a house earlIer this year, my profession is workIng offshore as an NDT technician and I’m currently subcontracting with different companies as I’ve been laid off from my previous company.

The inherited tenants (35ish yo couple) have very young kids and has a brother living with them (35yo).

So 5 years ago I had  one of those jobs all kids dream about obtaining.

Yes, I personally bought all of the furnishings (or had some left over at home).... and felt the best value was having absolutely everything ready to go. 

She doesn’t want to continue with probate attorney anymore now that all court stuff is done it’s a matter of reaching a deal with the kids now.

We're looking mainly at condos and townhouses as we are afraid that renters in a house a bit above 100,000 might present a higher risk, on average, than renters of condos and townhouses at the same price; plus the issues of kids, yard, roof, mess etc.

Even though we all cut the grass as kids, I know that the lawnmower is one of the most dangerous tools in the garage; and I know of at least one friend missing a finger as a result of a bad experience with a lawn mower as an adult.

I had a tenant who lived in a house for 6 years (i've owned it for 2) and painted a few walls in to almost black.  His 5 yr old daughter "painted" doors and a few walls in her bedroom and the master bedroom a splotchy...

It soon became summer and with my kids out of school (a 4 and a 7-year old), we spent a lot of time as a family at the home.

He said the kids keep the grass cut and thought the home might be in probate.
