The UBG will will walk through many of the key topics of real estate investing.

On the other hand, parlaying my existing equity into a portfolio of 3-5 cashflowing properties in the $100K range (with 20-25% down) in other parts of the country -- places like Memphis, KC, Charlotte, etc -- is attractive because if I get in with the right Turn Key companies I could use my cashflow to continue to acquire additional properties over time and leave the details to the professionals.Are there other strategies I should consider? 

My wife and I also own a small business that is our main focus, so for now I'm just looking to diversify and get the ball rolling with turn-key.

In the past, it wasn't worth dealing with an aggressive tenant, so I just waited it out (after experiencing enough loss of sleep).What you might consider is offering the tenant a portion of their security deposit back on the day they hand over the keys (if there's no damage) instead of making them wait, in exchange for cooperation in showing the unit.
