Great idea, but uploading an image of my drivers license is an invitation of identity thief.

Usually, the tenants invite me in while they are paying me, so I get to see the inside of the home.I understand that some landlords might not want to pick up rent payments, but I don't think it's fair to insist existing long-term tenants conform to your new payment plan.  

We don't invite multiple applications in the first place so we don't get tempted to peek and interfere with the chances of an otherwise qualified applicant.

How can you make your home more inviting?

Everything else we will evaluate based on the circumstances and on a case by case basis.I invite them to self disclose their baggage a priori - here's the deal.

We invited tenants to come with us to the nursery to pick out plants and we paid for the starter plants.  

Should I involve my insurance company for second opinion or am I inviting trouble?

The first estimator pointed out that it's obvious the reason the old unit isn't working, the refrigerant lines have been pulled off the unit (and sadly all the old (Freon) refrigerant has escaped, polluted the atmosphere).
