Hi All - long time reader first time poster.I am curious as to how other small/medium size MF investors are thinking about operating their portfolios as we head into the upcoming rate cut environment (however far in the future that may be).

There are obviously a lot more factors that go into it - real estate is always going to be a mix of the tangible property/market itself with a mix with the investor/operator including experience, risk appetite, financial situation etc.I would say however if you are just getting started in real estate - LTRs are probably (in a vacuum) the better bet as STRs are certainly more sophisticated and challenging from an investor perspective

I actually work for a mortgage company and am a loan officer myself but as I just started i'm trying to wrap my head around all the programs and markets.My broker doesn't focus on investors so it might be wise to find someone who does and learn from them.
