I am currently investigating two possibilities for myself:1) Buying a duplex or a two bed property and renting out one unit/room and living in the other myself or2) Buying a duplex or two bed property and renting it out and living elsewhereHaving done a bit of research, I think what appeals to me at the moment is the buy and hold strategy and building passive income.

I had over a thousand loans/contracts in portfolio servicing and that pool was not large enough nor diversified to the area to set a rating (I also investigated the issue with Moody's and it was a joke with such a small pool and costs involved, I dropped that real quick).

At face value, if the house is really worth 375k still and you can purchase it for 175k cash by buying the note, I would say sounds like a deal worth investigating further.
