With regard to value, we would most likely deal with this by estimating a "cost to cure," in order to theoretically bring it into compliance with zoning. example- we may estimate what it may cost to remove the kitchen in the studio unit and connect it to the 1 bedroom unit again, probably by installing an interior door between them.

Most municipalities around here require us to register rental property and have a interior & exterior inspection we also have to register & have vacant property inspected.

And if it's in a gated community where the exterior is kept up by the HOA, then you'd be looking at anywhere b/w $25K-$50K on rehab of the interior for a 15 yr old, assuming roughly 1500 SF for that price range.

Any type of heating system can have areas that are cooler than others, based on insulation, amount of air circulation (interior doors should be open for maximum circulation), type and fit of windows and exterior doors, and other factors.

I would rather buy a property that had the roof, mechanics updated than the interior paint.
