You could recommend a 1031, and inform the current sellers of other options that are available to them as well. 

For the last several months I have been listening to the BP podcast, have read a couple investing books, and ultimately I am trying to absorb as much information as possible.

The only one I have found though is GoM1 - of which there is very little information about online except for the videos they put out. 

What specifically are you looking for as far as information about networking or marketing. 

The way I see it is that I'm paying on average $500-$700 per course at my University to learn broad, generalized information that doesn't directly teach me anything useful in terms of making money.
