It really is very easy to do I just gave David some ideas in how we use LT to gain more advantages for all parties thus creative investing.Typically when these entities are setup they are in autopilot and all you do is get your check from the trustee each month..Insurance is something else entirely and yes that goes without saying a good policy is needed.You need to protect the title from the lawsuit that hits you so you need good insurance and a LT IMHO to stop any charging order or threats to the property.It is also nice to not have your name on the county records so you are off the radar screen.I just went into detail to give examples of how you can remotely administer a property via your designated trustee very simple to sign off on one letter..??

LLC is a designation created and enforced by the state.

You have to remember the county will recognize the residential vs. commercial status on the 1st of January of each year so you'll have to get the legal work done before the end of the year and then request the new designation from the county in the first few days of 2012.

Quick note for everyone -- we're taking today/tomorrow off from development (unless some major crisis happens), so it'll be Wednesday before we get to any of these design tweaks. 12 hour days on the weekend take their toll on you.As for being an active admin -- part of the difference is that this site is my business; I'm not just the site admin.

The site's valuation techniques totally ignore anything but banner ad revenue and is more suited for parked pages than 99% of most business related websites which are designed to generate other forms of revenue.

Some tints are simply for privacy (make the window darker and harder to see through) and those tints usually go on the inside since they're not designed to withstand the exterior elements.

HUD has gone through big changes in the last few months with many being negative.They are doing a lot of things that do not make sense.I haven't sold a HUD property in years because I just do commercial real estate now.Really think about this point for your career.If I a house is priced at 80k as the listing broker I will be paid.If you work with a buyer and ten offers are submitted you have only a 10% chance of getting paid with the accepted winning bid.On the REO side many have left the listing side because of asset managers 1% referral fee leaving them 2 if they are lucky before their broker split if they are not the broker.Count in BS designations that count a few hundred apiece each a year,conferences,computer platform fees,extending money for rekeys,offering cash for keys,and low price points and you make almost zilch for a big headache.With the Robo signing fiasco many banks are sitting on properties they own.This makes asset companies have to recruit agents for promise of potential listings by collecting fees.
