Ha, I simply lifted it up and placed it backed down.We Put:20% down - $30,500Closing / Points - $5,200 for 7 year adjustable 30 year amortized at 3.88%Fix Up Cost - Estimated $5,500 and ended at $8,500 (about a grand in tools and valuable lessons leanred). - I cleaned out the condo (I negotiated a washer/dryer, big cold freezer, computer, and several old books and ornaments which I think all together adds up to about $4,000), installed laminate floors in living room, paid someone to tile the kitchen, I replaced all the fans and lights, installed dishwasher and new microwave, ripped out vanity and installed pedestal sink in downstairs 1/2 bath to give space, and replaced all gold sink and toilet fixtures with brushed nickel.

Also, the deductibles I experienced were in the $5,000 range so a separate tool policy or inland marine endorsement may be appropriate if you supply some tools/materials but not enough to warrant filing a claim given the deductible.

To be clear, I'm not making cold calls these days unless I'm tracking down a particular person, such as an heir, note or lien holder.Also, I have a call center that talks to my prospective clients before I do.Most of my calls, therefore are inbound, and most of those are legal professionals such as attorneys.I no longer use a fixed script however two important tools that I still use include:1) List of key questions to remember to ask (without sounding like an interrogation)2) Intake sheet that organizes my notes.

You really,really need to educate yourself on the entire wholesale process before you get other people involved with you.I would strongly recommend you sell your lead to an experienced wholesaler in exchange for a 10% percent finders fee and more importantly,an education.Make them bring you to the negotiations and demonstrate how to professionally conduct business and with the right tools to get the job done.
