I just sold my TH in Ballenger Crossing this past summer to move into SFH, so I know most of Ballenger Creek doesn't have good rent/price ratios, but it seems that little area of Cimarron/Conestoga/etc might be decent... not sure if you're familiar with it and whether you think it could benefit especially as they develop further south along Rt 85.

I've read so many articles promoting the benefits of FHA and 203(k) loans, but based on @Jackie Sladky 's comments above, this is a less attractive option for sellers.

While taxes are certainly a consideration when I'm doing a cost/benefit on a potential sale, it wouldn't be my primary driver.Any s/t gain would be considered ordinary income.
