I have been considering using a slightly different approach: I want to list my apartment at a certain price (around 270K, fits with area CMA) but then I want to add a note indicating that the price will go down $1,000 every week that it remains on the market.

If you are questioning the decision that is a very strong indication that the washer and dryer are not necessary.

The higher DOM indicates trouble finding a buyer.

As Rick indicated you won't want to pay full asking if you want to get cash flow, but there are plenty of properties out there.

The due diligence requires combing through everything to make sure there is nothing inconsistent with the financials and indicative of fraud.

Products to looking for that might indicate housing moves: couches, tvs, beds, cars, refrigerators.

You can give yourself a  break because most of us have immense difficulty in finding a good one.That said, I find that the PM's responsiveness and "reachability" is a great indicator of their overall performance. 

Many were investing in exactly the same way as described here.... thinking that Current Cashflow is indicative of future Cashflow.
