I already had a mortgage broker that I used before, but having a good inspector, appraiser, etc. is definitely recommended in order to portray yourself as a valuable asset to your client.

If I were you I would get quotes from 3 inspectors and look for differences/similarities in their reports and prices.

People do it, but they know the market, they have worked on projects in Boston already, they have great relationships with Boston-savvy contractors and know the inspectors personally. 

It's not Indianapolis local, but it's Midwest local.

Over the past 9 months I have met several and purchased properties in both Birmingham and Indianapolis.

However, during the last walk through today we discovered more damages to the dry wall in the garage which was covered earlier by their furniture and wasn't caught by us or even the inspector and they haven't put this in the disclosure either.
