Of course they *may* have something to sell you....so if you want a truly independent analysis, you can pay an engineering company to inspect (usually around $400 here in my experience).  

There are numerous original acts playing every-single night of the week and countless bars/clubs all over the place (and many of them signed to independent small labels).

The area you invest in depends so much on your budget and goals (i.e. target returns).

My recommendation is to seek out Independent Agents that write both Personal and Commercial insurance in that area.  

Were tired of small housing, limitations of renting, and long to be independent and free.
