I'd also once again be financially independent if I paid off my primary residence (I've kept investing proceeds so I go back and forth between being FI and not).

I'm not sure if a small independent investor like myself, even if I reached the 25-loan threshold falls within the scope.

When I brought them a profitable deal, they brought in supposedly 3 independent real estate agent elevators who provide comps, and what they believe the property could sell for.   

You will probably find that an independent GC will provide better pricing than a remodeling company because they do no have as much overhead, but a company with full time workers may be able to get the work done faster.
