My wife's family is planning a vacation for next summer so I built a spreadsheet on smartsheet.com that lists all of the potential properties for rent and made check boxes for special features we a re looking for, such as waterfront, pool, hot tub, etc.

Obviously our local market is extremely hot and it has been hard to come by a deal that I have felt ready to pull the trigger on.Therefore, the number of units and price point obviously fluctuates.

You can warn then they dont meet the requirements and they can choose not to apply, but you could land in hot water for outright not accepting an apllication

I think if you're unsure about what you're doing for RE investing, having open and frank conversations with people about wholesaleing or flipping would give you insight for your next move and make you well educated in markets that are 'hot'.Good luck and hope this helps!

Small fun fact about us...we love to bring smiles to others...we have a singing telegram business and dress up like hot pink gorillas, hippos wearing tutus or big yellow chickens and run around Oklahoma singing to people for special occasions bringing laughter everywhere we go!!

That said you can keep the curtains over the window area even when it is open so the cats don't stare at each other. there are small pressure rods you can put in the window with light cotton curtains on them.

@Katy Jansen that area is not on my radar, but never say never, However I think if I did some research AIRBB would be a good idea as it is a super hot in the summer for bachelor/   bachelorette parties.
