This is very high-touch and personal, but also not scalable in a meaningful way, and often times, unless you have something pertinent to discuss with each investor, some may view this as a waste of time (think in corporate speak: "this meeting could have been an email")Newsletters are very scalable, and with scale the personal touches are lost, since you are presumably sending this to thousands of people.

I'm currently in Phoenix AZ where housing prices are still high and does not seem to make sense in terms of cash flowing perspective, so I'm looking for out-of-state investing opportunities with the following criteria (and please kindly list more if you can think anything else):1).

Here are some more details...The property has a $40K+ water bill.The water company has informed us that with foreclosures, the new owners are not on the hook for past balances.so the lender/trustee is responsible for rectifying this... and the balance is so high they're delaying until they figure something out.Aside from that bill, there are no other encumbrances and we're able to get clean title with owner's title insurance.We got in the deal with cold, hard personal cash.We have a balance, which is {AuctionWinAmount - DownPayment].This balance accumulates interest until we close.so we have equitable title, but the property is not deeded to us until we close with the trustee.

Cost of corp. in CA is high too.Its been challenging finding an attorney that really understands will & trust, many don't even know about POD.
