There are high yield funds and securities doing over 8% you can use if you want.Also, you could take the funds and do private lending at around 12%. 

The seller falling off the radar has a high likelihood, I never thought of that.

Consider taking advantage of high interest rates by buying first trust deeds, currently paying 9.5% and outperforming most new rental purchases.

It's in Rosharon, Texas and property taxes seem high at 3.19%3.

The forgettable $175 ADR listings will struggle but high end and eco are doing well. 

Again, not to say there can't be bigger issues, but I have had more issues with the quality of construction in modern updates than I have ever had in the original items.  

@Ryan Larsen what @Nicholas L. states is pretty true.Being a PM is NOT a high-paying, often not even a well-paying job.If you're set on that strategy, start calling up local large apartment complexes and asking if they are hiring.

I'd say understanding the quality of different builders is paramount, so you understand what you're buying.
