Hey BPI had a motivated Seller contact me recently in response to an ad I posted on Craigslist and she is very motivated but she owes 50k on the property and the median sales price for homes recently sold in that area is only around 66k.

I'm guessing to find a deal that generates solid returns, most people are buying off market?  

Ive emailed and called every lawyer in my area but havent gotten a response.

Any advice in purchasing without solid records?  

Change the mailing pieces and A/B test your response rates.
