I know the local and state code, differences in wiring, grounding, plumbing, flooring, HVAC, etc.

I know for starters I have to get the floors, carpet cleaned, water leak fixed and the walls repainted.

If its functional you can take a little off the rent and keep the old cabinetry and flooring.  

When it is behind a wall or between floor and ceiling, you will just budget to run fresh piping through those spaces.

I know the tenant is replacing the floor currently in the other side of the duplex, and I believe she said she is putting in new cabinets in the kitchen herself.

I am sure carpeting and hard flooring goes through "wear and tear" more quickly than tenants that don't wear shoes in the rental. 

Potential tenants for the 2nd floor of a duplex are 20 and 19 with no credit/rental history.  

I got two quotes for renovations, and I'm going to go with Finishing Touches.The renovations are going to cost ~30k, and include a new roof, upgraded electrical system, adding a shower to the master powder room (which requires some reconfiguration to the room next door), new counters, paint, flooring throughout.   

Is Allure Vinyl the best flooring choice?

With that being said I need to know if anyone knows of any contractors in the Gwinnett County area that can do electric, drywall, bathroom remodel, and flooring.
