Sometimes those fees can outright kill a deal if the seller is refusing to come down a couple of grand to cover closing costs.

I got a property under contract as the principal, sold my position for a couple grand and got the commission as well. 

I see people say bad investment but will save up to pay for a 30 to 50 grand to buy a car that wnt help put money in pocket.

Just to put an opposite spin on the overall trend here, since the Rams are moving to the Los Angeles area and building this grand, new, beautiful stadium over in Inglewood, rents hereabouts have been going CRAZY.I hear anecdotal stories about rents doubling and tripling, all at once.

When the supply is plentiful the price will come down If you’re paying a couple hundred grand a door for class A in a building next to 3 cranes it’s buyer beware.  

Most buyers understand, and would rather have a good wholesaler who's bringing them lots of deals, instead of saving a few grand on one property and getting X'd off your list.I don't think i missed any of your questions, and of course these answers are based on my experience here in CA.All the best!

Judging by the grab bars and other paraphernalia, this likely happened when the last lady of the house grew to frail to navigate the grand staircase to the master suite on the second floor.  

Those of us who are high income engineers/programmer sorts most likely live in major cities like Seattle, Austin, SFBA, Chicago, etc where you're either in several grand a month for a downtown studio or paying that same several grand to own an old home in the suburbs 12-30 miles from downtown (like myself).

I think I had a couple grand for emergency money and told him no. 

I pay 10% of monthly rents...Reserves-I personally keep $3-5k per property (<$150k properties) because things will go wrong and they may not wait for year 2 after you've saved a couple grand from your maintenance or capex budget.
