Hello, I'm about to furnish a house and put it on Airbnb...in the podcast about Airbnb, she mentioned her house rules... just wondering if anyone had a good list of house rules they'd like to share, or if we as a group can come up with some?

To be honest, I think that you would be better off skipping AirBNB and just finding a longer term renter that needs a furnished room.  

If you're going to switch it up, are you going to store the furniture, or rent it out furnished?

You'll have to provide furnished units which may be an additional headache for you.

@Mark CampbellFirst, make certain the changes you made to the "boiler plate" agreement are not in violation of tenancy law.Second,  unless you need the time to clean and prep the house, amend the lease to start on Sept 29 and ask your tenant to furnish a copy of their tenants insurance policy commencing on that day.You could charge the tenant for the 2-days in September, but I wouldn't bother.

If you have to furnish the home for the owner on their behalf - get an open checkbook and expect $10,000+. 

Somewhere along the line someone's going to have accomplished their goals and retire, decide they're sick of one-off deals and start doing apartment complexes or entire portfolios of retiring REI, get divorced, be sick of making payments and stop expanding while they pay the mortgages off (another great way to bump cashflow without taking on additional tenants that you have to babysit), get fed up with residential loans and start using commercial, get into syndication, decide to diversify and put more in Wall Street, buy furnished rental units in Baja, California, start doing hotels and reality TV and the like and eventually become elected President of the United States, etc etc.

I also will not raise it on another tenant in a renovated apartment in the other building because she painted, decorated and furnished a small common hallway.

It will cost more to furnish a single family home in Colorado as well, whereas in Hawaii you're furnishing maybe 500 square feet.

Or the furnishing business?
