Submit offers that make it profitable, you seem like you have a good understanding on analysis to do that.As far as your guy dismissing the foreclosures and distressed properties... well I could be wrong but I think a fair amount of people on this site would disagree. 

I ran across my county's online file system and discovered they list mortgage foreclosures for properties in the county.

Know how long evictions will take and if in a landlord friendly versus tenant friendly state.Research any short sales or foreclosures happening from other apartment buildings locally or new product coming to market that might affect your rent rates and occupancy averages.

I have been doing some research and found out different places to find REO, pre-forclosure and foreclosure homes.

The impetus for the question is that the good value deals that I see are all short sales/foreclosures where there are no tenants and thus cannot rely on rental income to qualify for a mortgage.

I have even been keeping my eye out on the Phoenix market where houses are cheaper and there are more foreclosures.

This happens w/ every foreclosure or short-sale home i find.

I know you're getting close to your move out date, but have you been looking at foreclosures (particuly homepath, homestep, and va--vrmco.com I think)?  

Noticed on zillow that there are a ton of foreclosure properties on the books in Destin and surrounding beach towns.  

Account Closed   I have wrestled with this in my 30 years of doing HML's  and have gotten thousands of PG's but I can't name one that we actually went after.. the issue being those ( and this is generally speaking) those folks that borrow HML  by the time you would be in a foreclosure situation and have to move against the PG there is little to get.. its very expensive and darn near impossible to collect..
