What do you look for as a fix and flip investor on a standard single family, say 2br - 2b 1200 sqft home in the Bay?

My credit is a 630 I’m getting it fixed now ❗️

Only have 10,000 I want to use hard money to fix and flip but don’t have 2 years Work history cause I work off books ❗️

We have had significant growth over the past two years and are currently making all the calls and setting up contractors to come fix problems at our rentals.

He owes about $178k on a 30 year fixed at 3.74%  and reports there are no other loans or liens on the property.  

Are you doing a fix and flip that you used a private lender to do, and now you want to keep it?  

How long have you been in the fix and flip game?

I have been rehabilitated my mother in laws house for the past three years, with the little bit of money I make, while fixing my credit from a mother that used my name in my younger years irresponsibly.

Honestly that's where the cheapest money is with the best terms (30 yr fixed). 

This weekend I pretty much fixed all my letters by inserting the individuals names and the property i'm interested into each letter.
