You're providing them real value, and they'll actually want to work with you and teach you what they know.For example, hypothetical successful investor has plenty of cash but is just not finding enough deals that fit their criteria.

Our plan right now is to sell a condo in Seattle and use a 1031 tax deferred exchange and the equity gain as leverage to buy our first “replacement’’ property in Spokane once the renters lease is up at the Seattle property.We are looking for a specific property that we will be able to refinance after it is rehabbed and rented out so that of course we can repeat :) We are learning just what it will take to pull that off!

If you need to permit, have that conversation with them in advance.I'd think instead of 13k you could be closer to 7-8k going this route of course I haven't seen your setup yet.On the electrical, sure, that's an option.
