In the future when kids come a long I could take over the rest of the house or if things work out well and rates are down I can refi and maybe rent out the entire house at a close to profit and buy a new primary house for my family.Im not sure if any of that is realistic though.

I've noticed a significant difference in home prices depending upon where the homes are located even though they are in close proximity to each other. 

.- If possible line up all your quotes and or work BEFORE you close so you're not wasting time.- This is MOSTLY a joke but only buy a home if it's 5 minutes or less from a Home Depot or Lowes.

I have two properties under my belt and am about to close on my first four-unit seller finance deal.

Despite me supplying each additional document required within a day of the request, the entire process to funding and sale close date took until Aug 12, 2020. (65 days to close) Terms:25% down payment. 2.5% loan origination points on loaned amount, plus other closing cost1-month LIBOR index plus a margin of 3.75%.

I will track properties up until they are pending sale on Zillow, Redfin, etc, but I can never seem to find what the property actually closed for.

Just trying to figure out which amount is actually going to have to be repaid so they can decide if its worth doing or not for them since the completion of the case is so close.

If you have slamming doors to the unit consider putting a closer on the door so it closes more slowly.
