So, Rancho Cordova, Carmichael, Citrus Heights, Fair Oaks, West Sac, and all the other cities and unincorporated areas of the county would be unaffected.This seems like it would make a crazy distortion in the rent marketplace with only part of the region having rent control.

The assumption package provided by the current mortgage holder is fairly straight forward except that it states we need a "sales (assumption) contract between seller and buyer."  

With two 50/50 cash partners, how do the rest of the responsibilities fairly get split?

@Edgar Samperio there's a fairly large meetup every month and a Saturday or two held by the IEREIC group.

I felt like just getting years 6 thru 10 in play, extending the balloon was good and settled at prime plus 1%. 

I have never done it but it is fairly common for some to get started house hacking a smaller multi family property.

IMHO its not too difficult to source a realtor and put it under PM on your own.Otherwise you can source in san bernadino and riverside counties and bet on the appreciation play locallyPrices in OOS markets are the same as they were in 2006 so be careful...
