Not being rude, wholesaling is not as simple as people try to make it out....probably a 90% failure rate. 10 years ago when distressed properties were 10 times what it is today it was different story. 

Apparently they have had the property pinned and there was a failure, so they re-pinned and now house is not level.

I'm in the early stages of our first BURRR renovation and we're predicting that we'll exceed the original budget by at least 1/3....mostly due to our failure to recognize things that really needed to be addressed (e.g., HVAC, plumbing) as well as the enormity of the project exceeding what time we thought we could contribute to the actual work.

Has anyone had any success or failures in the Jacksonville, FL market?

I will never forget when one of my attorneys told me the number one cause of business failure is growing too fast.

Your post would indicate you're very new to this business and you're setting yourself up for failure by winging it.

Success/Failures? 

A lot of house contracts fall apart before closing and one of the primary reasons is failure to secure financing.

This is just my personal opinion and certainly there are more experienced investors here, but I think that catastrophic failure (bankruptcy) occurs when you try to get too cute with financial engineering.   

A little is good, but more makes for a difficult client.Proving up a seller's failure to disclose is never cut-and-dry as most think.
