In Virginia, for instance, as of July of this year, source of income can no longer be used as a criteria for tenant selection, much like felony status is protected nationally.  

Would that be a reason alone to not select that area?

I know many end buyers (like myself) would actually PREFER to take possession of the property vacant so they can start fresh with their own tenant that THEY selected. 

My main banker told me that they are derisking their retail portfolio this past spring and are requiring more money down and are more selective on deals.  

I was able to get them to include purchase of the solar system into the purchase price of the home with a credit covering all closing costs, rate lock extension, and reduction of purchase price.

You will be operating in a one sided heavily pro tenant environment and do not have the luxury of selecting the wrong tenants.
