Today I’m exploring creating an investment property LLC with my wife and a few very close, open and honest friends.

Hi @Samuel Carmichael, I spoke to someone at BayCoast bank last week, and they had some good options for our situation so might be an option worth exploring.  

I’ve been learning as much as I can about BRRR’ing, so the funds from a HELOC would allow me to explore that option with another property.

@Adam St James,I'm just beginning to explore this.For now, I'm thinking it should be roughly similar to the basic fix-and-flip strategy, with the addition of the Contract for Title (in lieu of lease-option) to compensate for the inability to rent out a unit.So, I'd be looking at units I can acquire below market needing minimal repairs to more extensive restoration.

I am not interested in direct mail marketing but if that is my only option I would explore it.  

My mom has a lot of equity built up in my old childhood home, so that's an opportunity I'm excited to explore.
