Portfolio lenders usually have higher loan limit minimums  from my experience.

I don’t recall them having subordination concerns for a California property with first mortgage.Don’t delay reaching out to them, as their offerings may change, due to having been acquired recently.

Enough reserves to manage 1 cycle of capex + 2 years of vacancies on day 0 of acquiring property.

Many first time investors get excited about acquiring their first rental and focus more on minimizing their fees/rate on the initial loan then really focusing on the exit loan.

In my experience, calling the police repeatedly for LEGIT issues is the best route. 

You don't need to know everything to get started; you need a foundation to build on and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.
