You may know all of this, but for showings we arrive 90 min prior and clean the place top to bottom--cobwebs, spray bleach (helps during COVID), put in citrus scented plug-ins, open every blind, turn on every light and my wife and I are both there and smiling, conveying a family/homey vibe, which is our branding.

If you are constrained to buying, for some reason, in San Francisco, Seattle, NYC, and downtown Chicago then you'll be subject to the ebbs and flows of a cyclical real estate market, but if you own property in any of the many linear or hybrid markets across the US then you'll not be exposed to that same dynamic.Real estate investing is derived from the economy as a whole, thriving or lulling largely in step with the total real economy, while perhaps the primary thing COVID has shown us is this: the equities market isn't.

@Doreen M ODonovanI just designed a 3,000sqft STR for a client in Lake Tahoe (in a similar 3 week turnaround to be listed by Thanksgiving), I estimated $50k for furnishings and came in at $30k + $8k design,sourcing and installation fee (with Covid delayed required a lot of running to find available pieces).It’s a pretty good estimate of what you’ll look to spend to furnish an STR of that size nicely.
