Buying Multifamily Unit with Squatters
I am interested in purchasing a multiunit in Philadelphia. The current owner is going through the legal process of evicting all tenants for non payment of rent (2 units due to COVID hardships and the other just purely squatting (has not paid rent prior to COVID). I am curious to know if my eviction fight will be less cumbersome if I purchase pre-eviction and take over the property? Will my legal eviction be more strenuous? I will not be interested in letting anybody stay regardless of situation since current rent is below market value. All tenants are on a month to month lease.
Please tell me if it benefits me to purchase now and deal with bad tenants or wait until the owner is successful (no timetable) and deal with undoubtedly a higher sales price.
