Remember that all the main components have either been updated since construction anyway, i.e. roof, furnace, appliances, windows, water heater; or can be replaced just as easily as in a home built in the 1970's/1980's.

But by BP standards my guess is the numbers when we buy are ok at best, but they have turned out to be good investments because of the value add components that we focus on.

The lender will also want an SNDA component.

The tax credit component is a function of time and cost as you have to apply for the program and credits are granted based on number of affordable units in the project and total cost of the project.

However, this number also does not carry as weighty of a time component and is harder to execute with a full-time position that provides stability needed in most people's life circumstances.

@Chris MooneyHi Chris, I think the benefit of putting a plan together - not gonna lie it does take some time :) is to do that mental work and see what you're missing in your plan, thinking through the components and realizing what needs further refinement.

But, this is how I do it (images taken from my BP Flipping book)...For SOW, first I like to break the project up into the basic rehab components:Then, for each component, I define the specific tasks that need to be completed. 

For example, it may be 10% down but that lender requires 20% because of their internal overlay component.
