Id say rent it and refinance it and go back to the drawing board later when the local market rebounds 

Bought for 63,750 off market in Feb 2021 worth around 130K+ currently.

The subject property has been on the market well over 120 days.

if so, this had high risk written all over it for all parties, as in todays market it is very rare to find properties that will produce positive cash flow with 100% leverage.  

Through my marketing I have been getting more deals in Delaware County, PA.
