What I've learned with this structure is to ensure the you are consistently paying down on principal, or you risk the bank eventually calling in the note, or asking you to restructure.

When you can sell a 43608 and buy 75% of a 43612 with 75% of the income but enjoy a higher class of residents with double the rental demand it's a solid strategy.I wouldn't say 43608 (or 43605 / 43609 and a few others) doesn't make money...it's that your portfolio of ten properties runs about a 40% chance of any property being rented for 8 months, requires an eviction and full rehab (the bane of realized income).

Some states offer free test kits, maybe check that, and if this is the state where your unit is, sounds like you may have to do it anyway for next tenant.

Also, if it's in an HOA, you need to find out the dues so that they don't put a lien for nonpayment. the risk in a situation like this is the lot is not buildable for various reasons and the owners just let it go to tax's.. the time to find all this out what before you bid.
