Separate electric?

The reason it's so powerful is that you will be buying a property to live in (primary residence) that will also be an investment.

These basic formulas do make sense:NOI / Cap Rate = Property ValueProperty Value x Cap Rate = NOINOI / Property Value = Cap RateHowever, an example is given where the NOI is increased by either raising rents or decreasing expenses, and then this comment is made:"In the above examples, you can really start to see the power of using the cap rate in the analyses.

I did all of the work except electric and a few plumbing items. 

It has been winterized so plumbing is off and they don't allow me to turn on electric nor gas either until purchase.

@Taghrid Soliman In my market, we have Facebook REI groups that are extremely powerful for marketing purposes.

So then my question comes back around of: it some random flipper is offering them 50-70% of that and I can match it, then have I not done everything in my power to do my best for them yet I can still procure the property without them sacrificing anything.It seems as though most responses are ignoring that the family wants it gone ASAP.

I purchased a serious value add 12 unit apartment building in Indianapolis in April of 19' and spent the last 9 months completely turning it around:- Over $150k in renovations: new roof, completely updated common area, most units renovated and turned, new furnaces, plumbing and electricity updates.- Went from 9/12 units occupied, mom and pop managed and  all well under market rents and most not paying on time.

I had an electrician come out to give me a bid on some electrical work identified in my inspection report.
