I had the benefit of working in the suburbs and investing in the first ring suburbs, meaning I could easily drive to my properties, check in on rehab, grab McD's on way back and get back to work. 

I’ve been working with this agent for awhile, and in this time every house that I’ve seen that meets my needs in the area and price that I want I have found myself, wether on Redfin, just driving around and seeing for sale signs or craigslist, etc. every house the agent has sent me is turn key, thirty minutes outside of the area I am looking at and much more than I’ve expressed my budget to be.

I currently work in the South Peninsula (Rancho Palos Verdes to be specific) so if I was to house hack it would have to be within an hour drive from there.

We have recieved multiple complaints from neighbors about garbage in the yard, junk cars in the drive and possibly an illegal daycare.   

Drive around and look for guys working on houses and stop and talk to them.

It will drive you nuts and halt your lead generation. 

I spread bookings a bit longer apart than previously.We drive separately.  

Appraisals are drive by and inspections only the inspector can show up.

It was only 55% occupied and during the era when you would drive down Tamiami Trail, which is the Main Street between Tampa and Miami and see commercial strip after commercial strip empty.

When you buy that car for $60k, it's worth less with every mile you drive it.
