When she gets her license we will look heavily at wholesaling as well, that would be her expertise and mine would be flips and to add to our rentals. 

In a few years the value of these items will be heavily diminished for what I could sell them for.This versus buying a house say for 50k that in 3 years could be worth 85k where you have built equity and positive cash flow.

This is heavily increasing the rental supply.I hope this gives some insight to why our rental rates are decreasing.
